Exposed Fastener Roofs

Considered one of the more economical choices when it comes to metal roofs, exposed fastener metal roofing is a popular choice for homeowners looking for a durable and long-lasting roofing solution. This metal roofing system is characterized by the use of fasteners in the installation process wherein the screw heads are exposed and visible on the surface of the roof and not hidden by the seam. These mechanical fasteners are used to secure the metal panels to the roof deck, creating a strong and stable roofing system.

  • Price – One of the main advantages of using an exposed fastening installation method versus using the concealed standing seam method is cost. Though there are many different variables in the equation, a standing seam installation can cost up to twice as much as opting for the less costly exposed fastener version. Some of the main reasons for the lesser cost are on account of reduced labor, and lower transportation and packaging costs. To sum it up, the two different roofing systems really just come down to being a balance of performance and longevity versus price.
  • Thinner gauge panels – Able to use the thinner less expensive 29 or 26 gauge metal panels, which are less expensive.
  • No Seams – does not require hand or mechanical seaming and are easier to install.
  • Durability – similar price when compared to roof shingles, but with a much longer lifespan.
  • DIY – because it is an easier roof to install, it is more DIY friendly.

One of the main disadvantages of using an exposed method that can affect the performance of your roof is just like the name implies, that the point of connection to the roofing deck is exposed to the elements. This exposure is akin to the roof’s main Achilles’ heel. To put it in perspective, understand that to securely connect the metal to the roofing deck, we will need to make potentially thousands of penetrations into both the metal and the roofing substrate.

One of the best solutions to mitigate all of those penetrations is to use a high-end synthetic and self-healing underlayment as an extra layer of protection. The next solution would be to use high-quality neoprene washers that are more resistant to the sun’s UV rays. Likewise, to avoid any leaks from infiltrating this otherwise watertight roofing system, it will require that you merely replace the washers after around 20 years or earlier if they start to shrink or crack too much.

Another area of concern with the exposed fastener system is that each screw or fastener is fixed in place to the roof. The challenge with that is as the panels expand and contract due to temperatures and the environment, it will effectively push and pull on the fastener which could cause it to loosen over time. The solution to that would be to perform periodic routine maintenance on the roof by making sure the roof is free of any debris and having all the screws retightened every so often. This would be a good time to address any broken fasteners or failing washers too.

Exposed fastener roof panels are identified using 4 categories: Minimum Slope, Panel Width, Rib Spacing, and Rib Height. When searching for different panels one may come across a multitude of different products that go by a variety of names. In general, all these different types will fall into 3 main categories. They include:

  • Corrugated – is typically made with the lightest and thinnest 29 gauge metal. This material type is usually referred to as barn or pole barn metal. It is only used in with screw-down exposed fasteners and is easy to install. Though some homeowners prefer its wavy look, this type of metal roofing material is not usually recommended for residential application
  • RBR and R-panel – Typically available in either 29 or 26 gauge, this metal panel type is commonly used in both commercial and residential roofing applications. It typically features a 1 ¼” rib with a bold profile, primarily utilized in the Southwestern region of the United States, and provides a high-performing panel that retains color. The main difference between a PBR-Panel and R-Panel is that the PBR panel includes a purlin bearing leg which is essentially just a larger and longer overlapping section to help ensure a stronger connection and greater weatherproofing. Considering the cost of an R-Panel and PBR-Panel are about the same, we always recommend going with the PBR-Panel over the R-Panel.
  • Ribbed (Max-Rib, Multi-Rib, Pro Panel, Pro-Rib) – 29 or 26-gauge metal commonly used for residential roofing applications. Because every region and climate is different, these panels come in a variety of styles and finishes so that you can pick the best one according to your property’s specific geographic area.

Residential and commercial metal roofing generally comes in a range of five different thicknesses, 20, 22, 24, 26, or 29 gauge, with 20 gauge being the thickest and 29 gauge being the thinnest.
